What is a Development Feasibility Report?

A Development Feasibility Report is a professional opinion prepared by a Consultant during a buyer, seller, or interested party’s due diligence process for a given Project.

Heritage, Conservation, Servicing, Access, Road Widening Dedications, Official Plan, Regional Plan, Zoning Bylaw, Natural Heritage System, Greenbelt, and Municipal Comprehensive Review are all policy research documents footnoted for a report of this nature.

Net Usable Acreage deducted from conservative Site Constraints can reveal the Development Limits that could be imposed on a Project should a Planning & Building Application be submitted.

Anticipating and speculating on the Timing of Permits, Soft Costs for a Complete Submission, and Feasibility of Success are valuable opinions to consider before Clients make their decisions.

Development Feasibility Reports can include Independent Zoning Reviews and Concept Site Plan Sketches to illustrate the potential yield of a given parcel of Urban, Suburban, or Rural Areas. It is these kinds of reports that have helped reveal Land Banking opportunities for 10 and 20 year Plans.
