Traffic & Parking studies

Traffic Impact Study (TIS)
Our team of consultants include traffic engineers. Traffic impact studies (TIS) are a common requirement of rezoning and/or site plan approval and are designed to simulate the introduction of traffic from the proposed development / use on the external roadways. Data simulation such as Truck Swept paths also study possible internal congestion.

Parking Utilization Study (PUS)
Many of the properties in Ontario predate current parking standards. As such, parking utilization studies (PUS) are a common requirement for the issuance for zoning certificates and business licenses.


site planning applications

Site Plan Approval (SPA) is the process of developing all of a property’s exterior finishes such as: services, grading, landscaping, lighting, elevations, and shadow.


Development Feasibility Report

Development Feasibility Reports (DRF) identify the applicable restrictions that a property currently faces today, and also what could take place in the future. The basic questions this report answers are simply:
- What can I use my property for today?
- How long will it take to get my permits?
- How much will it cost to develop my property?
- What are the chances of success for approval?
- Are there potential losses as a result of development/construction?

A retainer followed by costs billed on an hourly basis, these reports are typically produced within 10 business days.


rezoning applications

Amending the Zoning of a particular parcel to include operations specific to the desired use. Planning Justification Reports are a mandatory requirement for the issuance and submission of a Zoning Bylaw Amendment (ZBA).


committee of adjustment & land division severance

Minor Variance applications to the Committee of Adjustment are a common place requirement for requesting relief from the Zoning Bylaw. Many uses and parking standards do not fit the mold of the parcel of land and/or the definitions under the Zoning Bylaw. Our job is to make an argument in your favour to satisfy the below four tests:
1. Is the application minor in nature?
2. Does it conform to the intent of the Zoning Bylaw?
3. Does it conform to the intent of the Official Plan"?
4. Is it desirable for the character of the neighbourhood?


occupancy/building permits

The interior finishes of a building detailing the specific operation of the intended use. Includes: Architectural, Electrical, Structural, Plumbing, HVAC Fire, & Zoning Plans.
